Overview:

76 Southbank, originally designed by Sir Denys Lasdun and completed in 1983 as IBM’s UK headquarters, is undergoing a transformative redevelopment to become a state-of-the-art, sustainable office space. Located adjacent to the National Theatre on London’s South Bank, this Grade II listed Brutalist landmark is being sensitively refurbished and extended to meet contemporary workplace standards while preserving its architectural heritage.

Key features:

  • Structural Retention & Expansion: The project retains 80% of the existing structure, incorporating an additional 11,000 m² through extended floor slabs and a new sixth storey. This approach significantly reduces embodied carbon and construction waste.

  • Sustainable Design: The building is all-electric, powered by air-source heat pumps and features a biosolar rooftop. The use of ground granulated blast slag (GGBS) in construction further reduces carbon emissions.

  • Enhanced Occupant Experience: Over 4,400 m² of landscaped terraces provide outdoor spaces for occupants, promoting well-being and connectivity to nature. Flexible workspaces and amenities such as cycle facilities, showers, and locker rooms support modern work lifestyles.

  • Heritage Preservation: The refurbishment respects the building’s original design, with careful integration of new elements that align with Lasdun’s architectural intent, ensuring the building’s legacy is honored.
