The Preston Barracks project stands as one of Brighton’s most ambitious regeneration initiatives. Transforming a 2.2-hectare derelict former military site into a vibrant mixed-use development, the project aims to revitalize the Lewes Road area, creating a new northern gateway into the city.

Key features:

  • Residential Development: Construction of 369 new homes and accommodation for 1,338 students, addressing the city’s housing needs.

  • Academic and Innovation Spaces: Development of new academic buildings for the University of Brighton and the establishment of ‘Plus X Brighton,’ a 50,000 sq ft innovation hub designed to support start-ups and creative enterprises.

  • Commercial and Community Facilities: Inclusion of 25,000 sq ft of retail space, a medical centre, pharmacy, and various commercial units to serve both residents and the wider community.

  • Public Realm Enhancements: Creation of ‘The Furlong,’ a linear public space inspired by the South Downs, featuring textured grasses, seating areas, and spaces for community activities.

  • Sustainability Initiatives: Implementation of sustainable design principles, including a 1km running and fitness route, over 1,000 cycle parking spaces, and buildings targeting BREEAM ‘Excellent’ and WELL Platinum certifications.
